The Appeal site comprises land at Patshull Road, Albrighton, Shropshire. The Site measures circa 48.04 hectares, comprising parcels of agricultural land either side of Patshull Road. The site boundaries are defined by trees and hedgerow, as are internal field boundaries. A number of individual and small groups of trees are dispersed through the site. The village of Albrighton lies to the north of the site, together with an area of land which was proposed to be safeguarded for future development in the now withdrawn Draft Shropshire Local Plan. The northwestern boundary of the site is defined by Cross Road, whilst the southern boundary is defined by the A464 Holyhead Road and the village of Boningale. Newhouse Lane forms the eastern site boundary. Surrounding land to the south east and west is primarily agricultural, interspersed with clusters of development.

The appeal proposals comprise up to 800 dwellings, a care home of up to 80 beds, a secondary school, and a local centre, with associated access, infrastructure, landscaping, and drainage. The proposal is submitted in outline with all matters reserved other than the means of access.

New vehicular access points from the A464 Holyhead Road and Cross Road are proposed to serve the development and provide access to the Site.
